Metro seeks developers for new joint development opportunity at Braddock Rd station

Metro has released a Request for Proposals (RFP) seeking a qualified development team to transform Metro-owned property next to Braddock Rd station in the City of Alexandria into a new mixed-use, transit-oriented development.

The approximately 3.4-acre property presents an opportunity to bring new housing, neighborhood-serving retail, and other amenities close to public transportation while improving connections between the station and surrounding neighborhood.

The vision for the future development is a connected, walkable destination with active ground-floor amenities, inviting public spaces, and strong pedestrian and bicycle connections to the station and surrounding neighborhood. Metro's planning analysis indicates the property could support approximately 420,000 square feet of development and up to approximately 380 residences and 21,000 square feet of retail. “Braddock Rd is an opportunity to transform underused transit property into a walkable, mixed-use destination that brings more homes and neighborhood-serving amenities close to reliable transit,” said Metro General Manager and Chief Executive Officer Randy Clarke. “We are looking for a development partner with the creativity, experience, and financial capacity to deliver a project that strengthens the station, supports Alexandria’s growth, and creates long-term value for Metro and the region.”

Located at 720 North West Street, Braddock Rd station is served by the Blue and Yellow lines and multiple Metro Bus routes. More than 1.3 million jobs are accessible within a 30-minute commute, with downtown Washington less than 20 minutes away by Metro Rail.

As part of the joint development, the selected developer would also deliver improvements to transit facilities including the station's bus loop and Kiss & Ride area.

Metro's joint development program leverages private investment to bring housing, jobs, retail, and services closer to transit while generating revenue and ridership for Metro and new tax revenue for local and regional partners.

The Braddock Rd solicitation advances Metro's 10-Year Strategic Plan for Joint Development, which established a goal of advancing 20 joint development projects by 2032.

Joint development is an important part of Metro's strategy to make the region more connected and transit-oriented. By working with private developers and regional partners, Metro is making better use of transit-owned property, creating opportunities for more people to live and work near transit, increasing ridership, and generating long-term value for the region.
