Metro welcomes Dunkin’ to its L’Enfant Plaza Headquarters

Metro has executed a 10-year lease agreement with Dunkin' to open at Metro’s headquarters building, expanding the list of eateries around L’Enfant Plaza and adding value to the Southwest D.C. neighborhood.
The coffee chain will be located on D Street SW between 6th and 7th streets SW, near the existing Potbelly and D.C. Housing Authority spaces. The shop is expected to open in late 2026 or early 2027.
“Adding Dunkin’ to the retail space at Metro Headquarters is another step toward creating a more vibrant and welcoming destination at L’Enfant Plaza,” said Metro Senior Vice President of Real Estate Nia Rubin. “This new investment will provide another convenient amenity for customers, employees, residents, and visitors while generating additional revenue that supports Metro’s mission to provide safe, frequent, reliable service.”
The street-facing storefronts along D Street provide a unique retail opportunity within the L’Enfant Plaza area and have made the location increasingly attractive to businesses seeking access to office workers, residents, and tourists traveling through Southwest D.C.
The arrival of Dunkin’ builds on the success of Metro’s first retail tenant, Potbelly, which reports its L’Enfant Plaza Metro headquarters location is among the highest grossing in the area.
Metro is an industry leader in creating mixed-use transit-oriented development projects across the region and, in 2022, launched a 10-year Strategic Plan for Joint Development. These investments support Metro’s Strategic Transformation Plan by fostering regional partnerships while advancing service excellence and helping attract and retain top talent.
Located adjacent to the L’Enfant Plaza (Exit B) transit hub, Metro Headquarters serves thousands of employees, customers, and visitors daily and provides direct connections to Metro Rail and Metro Bus service, Metro’s Transit Accessibility Center, as well as nearby federal offices, museums, and attractions.
Metro is marketing additional retail space to bring more amenities to its headquarters location and continues to explore opportunities to attract additional retail and commercial activity across its properties as part of broader efforts to support economic activity and enhance the customer experience.
