In 2002, Clark Realty Capital entered into a joint development agreement with WMATA to ground lease and develop 6.8 acres of land near the Fort Totten Metro Station (Green/Yellow and Red Lines).

In 2008, the developer completed the construction of the Aventine Fort Totten, a 308-unit apartment development with 5,000 square feet of retail.  This development did not include any changes or improvements to the Metro station since it did not impact any transit facilities.
