  • Development project under construction by Mill Creek Residential Trust (MCRT)
  • 628 residential units( 8% affordable)
  • 125,000 retail square feet, including a new Harris Teeter supermarket, lining a new "Main Street"
  • 60,000 sf of the 125,000 retail sf will be in and adjacent to a Metro parking structure

Metro and MCRT signed a development agreement in May 2005. MCRT was one of several bidders that responded to a Metro solicitation in 2003. The project conforms to a Fairfax County Comprehensive Plan Amendment of 2003 designed to spur redevelopment of the greater Merrifield area and take advantage of Metro service. Specific County objectives were: to have a Metro garage with expanded parking placed next to I-66 to act as a buffer between the Interstate and development to the south; to have retail shops lining a new main street; to have a significant amount of open space along the new main street; to increase density on the site and to improve pedestrian access to the station. Housing and the grocery store will be built on land purchased by MCRT. Half of the 60,000 sf of retail across the new main street from the housing will be built by MCRT on land leased from Metro; the remainder will be in space leased by MCRT within the Metro garage. Prior to construction, from 2005 through 2011, MCRT pursued County development approvals, refined its design of the Metro parking structure and then sought financing for the project.

Metro Facilities

  • 2,000 new and replacement parking spaces, including Kiss & Ride spaces
  • Approximately 37 Kiss & Ride parking spaces located in a lot at station entrance; the remaining Park and Ride spaces in the Metro parking structure and bus stops will have covered access to the station entrance for pedestrians
  • Relocated, expanded replacement bus bays and layover spaces, with covered access to the Metro entrance
  • Improved and safer bicycle and pedestrian connections from the surrounding community


  • Construction start: August 2011
  • Construction duration: phased development to be completed in approximately four years
  • Parking impact: same number of existing Metro parking spaces remain on-site during construction.
  • Bus impact: same bus routes continue to serve site during construction
