Location

  • The property is located in eastern Prince George’s County, Maryland between Auth Way and Capital Gateway Drive, immediately east of the Branch Avenue (Maryland Route 5)/Capital Beltway (I-495) interchange. The approximately 38-acre site is on both sides of the elevated Metrorail Green Line tracks. Auth Way forms the northwestern boundary of the site, and Capital Gateway Drive forms the southeastern boundary. The parcel is bounded on the northeast by vacant land and on the southwest by single-family and light industrial.
  • Existing improvements include: the station entrance, Metrorail tracks, a 3,072-space surface parking lot, a 150-space metered surface parking lot, 14 bus bays and Metrorail access roads.

Branch Avenue Station Access and Joint Development Study

PROJECT VISION
There are no joint development or transit-oriented development projects underway on Metro’s Branch Avenue station property. However, Metro planning staff have worked with County and State stakeholders beginning in Spring 2007 to establish a vision of development for the Branch Avenue station area that supports TOD goals for the surrounding community; provides for safe and effective access to the station for buses, pedestrians, automobiles, and bikes; and preserves the possibility of future access to the station for light rail transit that would serve southern Maryland. A detailed study detailing this plan, with links from this web page, will be available online in mid 2010. The information provided here presents summary information about the long-term vision for this station.

The influx of mixed-use, relatively urban development that is occurring within a quarter-to half-mile of the station speaks to the increasing importance of transit within the region. In addition to supplementing the existing residential and retail development, Metro will leverage its property’s location and proximity to new high-end construction to support mixed-use transit-oriented development and be a focal point for the area’s existing and new residents, employees and visitors.

A successful joint development plan will ensure essential transit continue to be accommodated. Demand for parking will likely continue to outstrip the amount of land available for both parking and joint development. Bus operations need to be integrated into the development and streets designed to accommodate wide turning radii for buses. The need will be for an “urban” rather than a “suburban” station development design.
