This proposed development is awaiting a tenant in order for construction to begin. Metro and Donohoe Development, which owns a larger parcel immediately adjacent to Metro’s east Navy Yard station entrance, signed a purchase and sale agreement in December 2007. The developer will use the air rights above the station entrance for a portion of its proposed office building. The project will meet the District of Columbia’s objectives for the Ballpark District by providing a generous, landscaped pedestrian circulation area on M Street/New Jersey Avenue and ground floor retail to help serve patrons of the new stadium for the Washington Nationals baseball team and an expanding office and residential population. When fully redeveloped, the greater Ballpark District will have significant mixed use development, a potential tram line and new park space, all designed to reclaim a former industrial area along Washington’s Anacostia River.

The site includes the Metro entrance with escalators and an elevator which will remain in place; the development will cantilever slightly over the Metro facilities.
